The most accurate method for appraising a multi-tenant office building is usually the income capitalization approach, using a discounted cash flow analysis. This will allow your appraiser to take into consideration tenant rollover and associated costs, including tenant improvement expenses, rent loss, leasing commissions and more.

A less complex yet still reliable application of the income capitalization approach is the direct capitalization method, which is generally used for smaller, single tenant office buildings that are owner-occupied or leased at market rates. The sales comparison approach may also be applied to back up the valuation findings of the income capitalization approach.
